- 65-unit redevelopment, anticipated completion end of 2026
- 98% Project-Based Section 8 family property
- Total development cost: $39 million
- Financed with Federal 4% LIHTCs, tax-exempt bonds, local energy rebate, and HUD GRRP funding
Metropolitan Village Apartments
St. Louis, Missouri
- 147-unit redevelopment of high-rise apartment building
- 100% Project-Based Section 8 senior property
- Partnered with a nonprofit to restructure financing
- Total development cost: $31 million
- Financed with Federal 4% LIHTCs, tax-exempt bonds, National Housing Trust funds, HOME funds, local energy rebate, and seller financing

Kansas City, Kansas
- 160-unit full rehabilitation of historically troubled community
- 100% Project-Based Section 8 family property
- Total development cost: $30 million
- Financed with Federal 4% LIHTCs, tax-exempt bonds, and National Housing Trust funds
Woodbridge Apartments
Kansas City, Missouri
- 115-unit redevelopment addressing high crime and infrastructure issues
- Partial Project-Based Section 8 family property
- Total development cost: $16 million
- Financed with Federal 9% and state LIHTCs, FHA 221(d)(4) mortgage insurance, equity bridge loan, HOME loans from MHDC and City of Kansas City, and local energy rebate
Rolla Senior Apartments
Rolla, Missouri
- 150-unit redevelopment of high-rise apartment building
- 100% Project-Based Section 8 senior property
- Total development cost: $17 million
- Financed with Federal 4% and state LIHTCs, tax-exempt bonds, and 353 tax relief through the City of Rolla
Lafayette Senior & Family Apartments (under rehab)
St. Louis, Missouri
- Redevelopment addressing crime and health & safety issues, anticipated completion mid-2027
- Two adjacent properties: 100 senior apartments and 62 family townhomes
- 100% Project-Based Section 8
- Total development cost: $50 million
- Financed with Federal and State 4% LIHTCs, tax-exempt bonds, American Rescue Plan Act Funding through the City of St. Louis, and local energy rebate
Southfield Apartments (Sold)
St. Louis County, Missouri
- Acquired 452-unit FHA-insured workforce property from owner in default
- Restructured mortgage through HUD Partial Payment of Claims
- Improved vacancy from 26% to 4%
- $2.5 million on physical upgrades between 2015 acquisition and 2022 sale
